Mighty Mule Gate Motor Replacement: The Anaheim Owner’s Guide

We stock and install Mighty Mule-compatible gate motor replacements across Anaheim, with most single-swing-arm replacements running between $425 and $780 installed, parts and labor included. Same-day replacement is usually possible for the FM350, FM500, and MM371 series because we keep those units and their arm brackets on the truck. The call usually starts the same way: the gate opened fine yesterday, today the motor hums for a second or just clicks, and the arm sits dead while the control board still shows a green power light. That’s the classic failure picture for a Mighty Mule arm motor, especially on gates that have been cycling in Anaheim heat for four or five years.

Which Mighty Mule Models This Applies To

The replacement work we do covers the FM350, FM500, MM360, MM371, and the newer MM572 series. The quickest way to confirm what you have is to look at the white label on the underside of the arm housing, or on the control board cover. Mighty Mule prints the model number there, and that number matters more than the year the gate was installed. Here’s the compatibility gotcha most owners hit: the FM350 and FM500 look nearly identical from the outside, but the motor gear ratio is different, and installing an FM350 arm on an FM500 board will burn the new motor out in weeks. We match the arm to the board, not just the arm to the post.

On the OEM versus aftermarket question, our honest position is this: for Mighty Mule, we install OEM arms when the gate is under five years old or still carries a warranty that would be voided by a third-party part. For older systems, a quality aftermarket arm like the ones from North Shore Commercial or GateHouse Supplies often costs 30 to 40 percent less and holds up equally well when properly shimmed and torqued. We show you both prices in writing before anything gets ordered. Vance Gate Repair Anaheim is an independent service provider, not affiliated with Mighty Mule itself.

Signs Your Mighty Mule Gate Motor Replacement Is Failing

Signs Your Mighty Mule Gate Motor Replacement Is Failing
  • Motor clicks but the arm doesn’t move. That’s usually a failed start capacitor or a stripped drive gear inside the arm. The board is sending power, but the motor can’t convert it into motion.
  • Gate opens halfway and reverses on its own. The arm’s internal force sensor is reading excess resistance, often because the motor bearings are dragging or the arm hinge has seized. It’s the motor working harder than it should, not a limit-switch issue.
  • Loud grinding from the arm while the gate travels. The internal gear teeth are worn. Anaheim dust gets past the arm seal over time and accelerates that wear, especially on unpaved or hillside properties.
  • Intermittent operation, worse on hot afternoons. The motor’s thermal overload is tripping. Once that starts, it doesn’t get better. We see this most on west-facing gates in Anaheim Hills that bake from noon onward.
  • Gate stopped working completely after a power surge or storm. The motor windings may have shorted. The control board can often be saved; the motor usually can’t.

Replacement Cost & What’s Included

In Anaheim, a single-arm Mighty Mule motor replacement typically runs $425 to $780 installed, with dual-arm systems running $780 to $1,150. The spread comes down to three things: whether we’re replacing just the motor assembly or the arm and bracket together, whether the existing bracket is still square on the post, and whether we need to run new low-voltage wire from the arm to the control board. Wire that’s sun-cracked or chewed through by rodents in the Anaheim foothills adds both material and labor.

Every replacement includes the motor or arm assembly, removal of the failed unit, bracket inspection and re-shimming where needed, limit and force adjustment, and a full travel test. Your written price covers all of it, handed to you before we start. Parts and labor are covered under our 365-Day Done Right Promise: if it’s not right within a year, we make it right at no charge. That’s Haven Standard Clause 6.

You can safely confirm the model number, check that the breaker hasn’t tripped, and verify the control board is getting power. Those three checks cost you nothing and they’re worth doing before you call. What we don’t recommend is opening the arm housing yourself. The internal drive gear is under spring tension, and the capacitor inside the motor assembly can hold a charge even after power is disconnected. We’ve had more than one Anaheim homeowner call us after an arm spring let go mid-inspection and took a chunk out of the case, or a finger. We’d rather show up, open it properly, and photograph what we find. We’ll name the failed part, name the price to replace it, and leave you a photo record of the work. If you want the arm swapped today, call us at (657) 567-5799 and we’ll tell you straight what we have on the truck.
