Swing Gate Motor Replacement on a LiftMaster LA400

The homeowner’s swing gate had been opening about two-thirds of the way and then groaning to a stop for the better part of a winter. When Adrian opened the motor cover, the arm bracket had cracked clean at the weld from metal fatigue, and the control board was caked in dust from the Santa Ana winds that push through Anaheim each fall. We replaced the bracket, cleaned every contact point, re-set the open and close limits, and photographed the new positions. Final price was written and agreed before any parts came off the truck.

A cantilever gate in an older Anaheim neighborhood had been carrying its own weight on the driveway rather than on the rollers for months, and the concrete was starting to show the scar line to prove it. The rear roller housing had collapsed, which shifted all the load onto the gate’s corner post. We removed the leaf, replaced the roller assembly with a matching unit, re-hung the gate, and adjusted the counterbalance so the gate slides with one hand. Before we left, the owner got a photo log of the setup and the part numbers installed.

The call came in as “the gate has a mind of its own,” which usually means one of two things: a photo-eye (the infrared beam that stops the gate if something crosses the path) out of alignment, or a failing limit switch. In this case the beam was off by roughly three inches after a yard crew bumped the post with a mower. We re-aligned it, secured the housing, and ran the gate through ten full cycles without a fault. The service took under an hour and the written price reflected that.

Welded Repair on a Torn Wrought-Iron Gate Hinge

Wrought-iron gates in Anaheim do two things well: look great and fatigue at the hinge welds after a decade of daily swings.
